With age, an asphalt surface goes dry and brittle, and the black fades to gray. An asphalt trade association says sealing renews that worn surface. It also seals small surface cracks and voids. It slows raveling too, which is stone coming loose from the surface.
Sealer is a light coat that protects a sound surface. It cannot fill a wide crack or patch a pothole, and a soft spot under it stays soft. Caltrans maintenance guidance calls alligator cracking a structural failure that crack sealing will not treat. Those areas get dug out and rebuilt before any sealer goes down.
Some surfaces are past what sealer can help. When cracks run across large areas, the fix goes deeper than a new coat. If the base below is still sound, asphalt resurfacing puts a new layer on top. We tell you which fix fits after we see the driveway or lot.
On our jobs, the surface is cleaned and loose stone is cleared first. A sealer manufacturer's specification calls for loose material and dirt to come off right before sealing. The same specification calls for a primer on oil spots.
Cracks come next. That specification says hairline cracks up to 1/8 inch wide need no repair before sealing. Wider cracks get cleaned and filled with crack sealant first. A federal highway manual says neglected cracks lead to faster cracking and potholes.
Then the sealer goes on in coats, and each coat dries before the next. The specification recommends at least two coats. Sealer covers the old lines on a parking lot, so parking lot restriping follows once it cures. The specification has striping paint wait at least 24 hours on fresh sealer.
Sealer needs warm, dry weather. A sealer manufacturer's specification calls for 50 F and rising, with no drop below 50 F for 24 hours. It also says to hold off when rain is forecast in the next 24 hours.
NOAA keeps climate normals for a Davis weather station about 6 miles north of Dixon. There, the normal low stays above 50 F from May through September. In April and October the normal low dips below 50 F, so work then waits for warm stretches. November through March brings 84 percent of the year's rain.
So the sealing season here runs through the dry months. Summer nights stay warm enough for the 50 F rule: the station's normal July low is about 57 F. The winter rain closes the season, and we schedule sealcoating ahead of it. That puts fresh sealer and filled cracks in place before the wet months.
