Parking lot striping shows drivers where to park and which way to go. When the lines fade, people park crooked and the lot holds fewer cars. Under the ADA standards, a lot with 1 to 25 spaces needs one accessible stall. A lot with 26 to 50 spaces needs two, and the count climbs with the size of the lot. At least one in every six accessible stalls has to be sized for a van. On a lot of 25 spaces or fewer, the one accessible stall is the van stall.
The California Building Code sets the sizes. An accessible car stall is at least 9 feet wide and 18 feet long. Its access aisle is at least 5 feet wide, and two stalls can share one. A van stall is at least 12 feet wide, or 9 feet beside an aisle 8 feet or wider.
Each aisle gets a blue border with hatch lines no more than 3 feet apart. NO PARKING goes inside it in white letters at least 12 inches tall. The stall gets a white accessibility symbol at least 3 feet by 3 feet. It sits on blue paint or inside a blue outline.
Under the California Vehicle Code, the fire department or fire district over your area decides where fire lanes go. That covers private parking lots too, in Dixon and every town around it. Ask the fire department where the lane belongs before any red paint goes down.
State law lets a fire lane be marked with a sign or with red paint. Painted lanes and red curbs carry the words FIRE LANE where a driver can read them. Your fire department may also set its own letter size and spacing, and we paint to that standard.

The easiest time to change a layout is right after paving or sealcoating. One sealer maker's specification says striping paint should wait at least 24 hours on fresh sealer. Paint also needs a dry surface. Most of the valley's rain falls from November to March, so the dry months suit striping.
The federal guide to the ADA standards treats resurfacing or resealing a lot as an alteration. An altered lot has to include the accessible stalls the count table calls for. Repainting a few stalls in place usually counts as normal upkeep. So a sealcoating or asphalt resurfacing job is the time to check the ADA count.
Some cities require a permit to restripe a parking lot. Benicia's building division lists parking lot striping and restriping as permit work. Other cities may treat it differently, so ask your city building department before work starts.
