New hot mix over the base you already have

Asphalt resurfacing puts a new layer of hot mix asphalt over the pavement you already have. The trade calls that layer an overlay. It suits a driveway or parking lot that is worn on top but still solid underneath. You keep the base that is there and get a new surface over it.

Trinity Paving and Concrete resurfaces driveways at homes and rural properties, and parking lots at businesses and churches. Resurfacing is one part of our asphalt paving work around Dixon. We look at the pavement first, then put the quote in writing. Call or text (707) 396-7730 about your driveway or lot.

What We Handle

  • Asphalt overlays on driveways and parking lots with a sound base
  • Driveway resurfacing without a full tear-out
  • Failed spots cut out and patched before the overlay goes down
  • Edge milling at aprons and gutters, and at doorways on lots
  • Full milling where the old surface is rutted or built up too high
  • A tack coat on the old asphalt so the overlay sticks to it
  • Parking lot resurfacing in phases, one section at a time
  • Millings hauled off the site

What Fails First on Asphalt Around Dixon?

The top of the pavement goes first. Federal highway guidance notes that early aging stays in the top half inch, where heat and air hit hardest. NOAA's climate normals for nearby Davis put July highs in the 90s, with almost no summer rain. Over time the surface turns dry and brittle and sheds small stones, which the trade calls raveling.

Cracks come next, often along the wheel paths, where Caltrans says alligator cracking first shows. About 84 percent of the year's rain at the Davis station falls from November through March. Water through the cracks weakens the base. Left unrepaired, alligator cracking typically turns into potholes.

An overlay renews the worn top when the base under it still holds. Spots where the base has failed need asphalt repair first, with each one cut back to solid pavement.

Asphalt Overlay or Replacement: Which Does Your Driveway Need?

An asphalt overlay works when the trouble sits in the top layer. Federal highway guidance for thin overlays wants pavement in good to fair shape, with a sound structure and good drainage. A gray driveway with fine cracks and some loose surface stone fits that test. So does a faded parking lot that still feels solid under traffic.

Replacement makes more sense once the base has gone. Alligator cracking across much of the drive points there, and so do soft spots that sink under a tire. The same guidance warns that an overlay over that damage can fail soon after it goes down. When most of the drive has failed, a new asphalt driveway built from the base up is the better fix.

How Driveway and Parking Lot Resurfacing Works

Prep comes first, and it decides much of how long an overlay lasts. Failed spots get cut out and patched, and wide cracks get sealed. Low spots that hold water get filled. Then the old surface is swept clean and gets a tack coat, so the new layer sticks to it.

Every overlay adds height, so the edges get milled. Where asphalt meets concrete, the old surface is milled down so the new layer finishes at the right height. That covers driveway aprons and gutters, and doorways too. The City of Dixon's construction specifications call for a milled wedge along the gutter before a street overlay.

The hot mix goes down at the thickness the job calls for and is rolled while it is hot. Parking lots get done in phases, one section at a time. Then parking lot striping puts the stalls and markings back.

2

We look at the job

We come out to see the site and the surface that is there now. We also check the slope and where the water runs.

3

Your written quote

The quote comes to you in writing before any work starts. Once you say yes, we put the job on the schedule.

4

Grading and base work

On a replacement, the old asphalt is torn out and hauled off first. Then the ground is graded, and base rock goes down in compacted lifts.

5

The finished surface

The hot mix asphalt is laid and rolled, or the concrete is poured and finished. Parking lots get their striping, and the site is cleaned up.

FAQ

Asphalt Resurfacing Questions, Answered

Common questions about asphalt resurfacing around Dixon and the towns of Solano, Yolo and Sacramento counties. If yours is not here, call or text and ask.

Call (707) 396-7730

Can you put new asphalt over my old driveway?
Yes, when the base is sound and the holes and wide cracks get patched or sealed first. An asphalt pavement trade association warns that trouble spots left in place can reflect up through the new layer. If most of the drive sinks under a tire or shows alligator cracking, replacement fits better. We tell you which way to go after we see it.
How thick is an asphalt overlay?
An asphalt pavement trade association says 1.5 to 2 inches of hot mix is usually enough for a driveway overlay. A parking lot that carries trucks can call for a thicker layer. Your written quote names the thickness for your job.
Does the old asphalt have to come off first?
Usually only the edges come off. They get milled where the new layer meets concrete, such as an apron or a gutter. The whole surface gets milled where it is deeply rutted or already built up from past overlays. The millings get hauled off the site.
When is the best time of year to resurface asphalt?
Asphalt trade guidance calls for air and surface temperatures above 70 degrees for a 1.5-inch layer. A 2-inch layer has more leeway, down to 40 degrees. The old surface has to be dry too, because puddles under hot mix turn to steam. Around Dixon, the long dry season from spring into fall is the main paving season.
How much does asphalt resurfacing cost?
The price comes from the square footage and the patching and milling the pavement needs first. The overlay thickness counts too, and so does hauling off the millings. On a parking lot, the number of phases and the new striping add to it. Call or text (707) 396-7730, and we look at the pavement and put the quote in writing.
Can our parking lot stay open while it is resurfaced?
Yes, in most cases. We work one section at a time, so the rest of the lot stays in use. Each section reopens when its new asphalt is ready for traffic. A lot whose base has failed is a commercial paving job instead, with a new base.

Why Choose Trinity Paving

Paving, Concrete and Grading Around Dixon

Asphalt and concrete under one company

The grading, the base, the asphalt or concrete and any retaining wall all come from us. One call covers the whole job.

Built from the base up

Every surface we build starts on a graded and compacted base. That base matters here: some lots around Dixon sit on clay that cracks when dry and swells when wet. The grade is shaped so water sheds off, and thickness follows the load.
