West Sacramento sits on flat river ground between the Sacramento River and the Yolo Bypass. When a driveway or parking lot loses its slope, winter rain sits on it and works into the base. Many homes in Broderick and Bryte date to the 1950s, and older driveways there crack and settle. Around the Port, heavy trucks break down asphalt in lots and yards faster than cars do.

Broderick and Bryte, on the north side, are two of the communities the city grew from. Broderick began as the Town of Washington, laid out in 1849 on the west bank of the Sacramento River. Bryte grew from the dairy land of Mike Bryte, which was split into lots in the 20th century.
The housing here runs older than the city as a whole. In the 95605 ZIP, which takes in Broderick and Bryte, about 6 in 10 homes were built before 1980. The 1950s alone account for more than a quarter of them, by Census Bureau survey figures.
An older driveway on this ground tends to crack and settle, and its low spots hold water after a storm. If the base underneath is still firm, asphalt resurfacing can put a new surface on it. If the base has failed, we take the old driveway out and pave new asphalt over rebuilt base rock.
Southport covers the south end of the city, along the Sacramento River. It is the newer side of town. In the Census tracts that cover it, more than half the homes went up between 2000 and 2009.
The city keeps its own Southport street standard, with the sidewalk set apart from the curb. Growth is still coming. The planning division is reviewing a proposal for 259 single-family homes on vacant land in Southport.
Asphalt laid in the 2000s is now about 20 years old. Valley sun and winter rain wear on it every year. If the surface is still sound, sealcoating and crack filling slow that wear. Spots that have failed get cut out and patched first.
The city sits where the American River meets the Sacramento, inside the river's floodplain. Levees along the Sacramento River protect it. NRCS soil maps show a patchwork of river soils, from sandy loam to silty clay loam and clay.
About three quarters of the land inside city limits is soil the NRCS rates poorly or somewhat poorly drained. Most of the rest is open water or fill, which the maps call made land. On ground like this, water that gets under a driveway softens the base and stays. So we shape the base to shed water toward the street or a drain.
Where a yard or lot keeps flooding, grading and drainage work comes first. The city says a grading permit application is needed when work moves fill or changes how runoff leaves a property. We point you to the city's Development Engineering staff when a job may cross that line.
The port opened to deep-sea ships in 1963, when the 40-mile Deep Water Ship Channel was finished. Its North Terminal sits on Industrial Boulevard, and its main cargoes are rice going out and cement coming in. Streets and utilities are going in now for a 60-acre manufacturing site at Southport Parkway and Lake Washington Boulevard.
For commercial paving here, we size the base rock and the asphalt to the traffic each lot carries. A truck lane or loading area gets more depth than a row of car stalls. Once the asphalt is down, we stripe the lot, with ADA stalls and access aisles marked out.
