Woodland mixes old and new housing. Census figures show nearly 1 in 5 homes built before 1960 and more than 1 in 5 from 2000 on. The city notes many homes are well over 100 years old, and downtown is a National Register historic district.
Spring Lake fills the southeast part of town, between Gibson Road and County Road 25A. Its specific plan dates to the early 2000s, and the city says the area is not fully built out. Next to it, the Woodland Research and Technology Park is planned on about 350 acres along Highway 113.
The city's driveway handout caps paved driveway area at 40 percent of the required front and street side yard. Home driveways must be 12 to 24 feet wide at the back of the walk. Cache Creek runs north of town toward the Cache Creek Settling Basin and the Yolo Bypass. By the city's count, the creek has topped its banks or levees more than 20 times after 1900. The city's storm drains carry water generally west to east, to pump stations on East Main Street. From there, pumps lift it into a canal beside the settling basin and on to the Yolo Bypass. On ground this flat, the grade of a driveway or lot decides where the water goes. Our grading and drainage work sets that slope toward the street or a drain, away from the garage.
Much of Woodland sits on Yolo silt loam, a deep, well-drained soil formed in stream deposits. The west side runs heavier, with silty clay loams and Myers clay in spots. In Myers clay, the NRCS describes cracks 30 to 50 inches deep from late spring until November.
Clay that swells when wet and shrinks when dry moves whatever sits on it. That is why the work under the asphalt matters most. We shape and compact the subgrade, then build aggregate base in compacted lifts before the hot mix goes down. Concrete driveways and approaches get the same groundwork before the pour.
Farm ground surrounds much of Woodland, crossed by numbered county roads such as County Road 98 and County Road 102. On that ground, the NRCS notes tillage pans over broad areas that slow water soaking into Yolo soils. Ranch drives and farm roads need a crown and shoulders that move water off. Our private road paving builds road base in compacted lifts, then paves it with hot mix.
Toward the east edge of town, the NRCS maps heavier soils that drain slowly. Business lots and ag yards there need grading that carries water to a drain. Our parking lot paving runs in phases, so a business can stay open. The city requires a stormwater pollution prevention plan for jobs that disturb more than an acre of soil.
