Parking Lot Paving in Phases So You Stay Open

Your parking lot is how people reach your door, so closing all of it rarely works. We split the lot into sections and pave one section at a time.

Before work starts, we plan the phases with you around your entrances and your busiest times. Where the layout allows, one entrance and part of the parking stay open while the next section is paved.

Fresh hot mix asphalt has to cool before it can take traffic. Each section reopens once it has cooled and hardened. Then the work moves on to the next one.

What Keeps a Parking Lot Around Dixon From Holding Water?

Can you pave our parking lot without closing the business?

Can you just fix the potholes in our lot?
Often, yes. With pothole repair and patching, we cut each failed spot back to solid pavement before the patch goes in. Sealing the cracks keeps winter rain out of the base. When damage covers most of the lot, patching stops making sense.
Does resurfacing our parking lot trigger ADA rules?
The U.S. Access Board's guide to the ADA standards counts resurfacing or resealing a lot as an alteration. An altered lot must include the accessible stalls the standards call for. Pothole repair and patching count as normal maintenance. Your city or county building department can tell you what applies to your lot.
Does the entrance where our lot meets the street need a permit?
Work in the public right-of-way needs an encroachment permit from the agency that owns the road. In Dixon, the city's Engineering Department issues them for driveway, curb and gutter work. On a county road in unincorporated Solano County, the county's Public Works issues them. We look at where your entrance meets the road when we see the job.
