Older Davis Homes and the Driveways That Came with Them

Old North Davis and Old East Davis border downtown, inside the city's original 1917 limits. The city's history says Davis had about 20,000 residents in 1968, more than double its 1960 size. Building was pushing west across Highway 113, and Covell Park was going up north of Covell Boulevard. A builder on the west side was selling ranch-style models.

Census survey data shows how much of town dates from that wave. About 45 percent of Davis homes were built before 1980, and the 1970s added the most of any decade. A house from that era may still have its first driveway, or one patched many times over.

Old asphalt often breaks up at the edges, where it has the least support. Roots from big trees lift both asphalt and concrete. When the base below has failed, patches only buy time, and a tear-out with new base rock fixes the cause. When the base is still sound, resurfacing over the old asphalt can be the better choice.

Why Does Water Sit on a Flat Davis Lot?

The city places Davis on the Putah Creek Plain. Elevations fall from about 60 feet in the west to 25 feet in parts of the east. Spread across town, that is a very gentle grade. The city says its flood risk is mostly shallow sheet flooding from runoff in large storms.
